The properties contain unit sizes ranging from 1,000-30,000 square feet with a diversified tenant base, low land-coverage ratios, historically low vacancy and strong rent growth, high barrier to entry (via high cost of construction), diminishing supply, last-mile locations with access to large population centers, favorable yields and fragmented ownership.

OPPORTUNITY & INVESTMENT STRATEGY

SIII seeks to invest in both long-term Core-Plus opportunities and shorter-term Value-Add opportunities between $5 and $50m deal size.
