SIII CASE STUDIES

5753 Auburn Blvd, Sacramento CA

SIII Investment purchased 5753 Auburn Blvd, Sacramento, CA (“Property”) at the end of October 2022 directly from the seller in an off market transaction. The Property is a small bay multi-tenant industrial park consisting of 32,355 rentable square feet on 2.07 acres in Sacramento, CA. The Property consists of 25 individual tenant suites in 4 buildings built in 1976. The buildings are all metal with metal roofs and contains 950 sf to 2400 sf functional low office finish industrial units.


4041 Valentine Ave, Fresno CA

SIII Investments purchase 4041 N Valentine Ave, Fresno, CA in February of 2022. The property consists of 62,121 sf in five metal clad steel buildings with 40 tenant units.  Unit sizes range from 1100 sf to 3000 sf.


Angie Business Center, Ceres Ca

SIII Investments acquired the Angie Business Center, a portfolio of small bay multi-tenant industrial properties located at 1317 & 1320 Angie Ave; 2915 Nicholas Way & 1349 Mitchell Rd, in Ceres CA in May 2023 directly from the seller in an off market transaction. The Property consists of 57,020 sf in 24 individual tenant suites in 4 buildings with 1500 sf to 5000 sf functional low office finish industrial units.


3164 N Marks Ave, Fresno Ca

SIII Investments acquired the N Marks Industrial Business Park, a small bay multi-tenant industrial property located at 3164 N Marks Ave in Fresno California.

SIII acquired the 57,600 sf property off market. The Property consists of 27 individual tenant suites in 1 building with 2000 to 4000 sf functional low office finish industrial units.


Wayside Business Center

Purchased in October of 2020, Wayside Business Center is a 40,000 sf multi-tenant industrial and office business park with approximately 40 tenants sitting on 2.5 acres in the Sacramento Metro (“Property”). The Property has 4 buildings built between 1970-1990.  The property was purchased directly from the owner in an off market transaction.


Juliesse Business Center

Juliesse Business Park is a +/- 52,000 square foot multi-tenant industrial park in Sacramento, California purchased by SIII in February of 2020. The project is a steel building built in 1975. The business park consists of 36 tenants ranging from 1,000 sf to 2,000 sf with an average of 5% office build out inside the units.
